Calgary Real Estate Market Update: November 2026
If you're thinking about buying or selling in Calgary as we head into winter, here's a quick look at what the market has been doing over the past month, based on MLS® data for the City of Calgary from October 5 to November 4, 2026.
The numbers at a glance
- Homes sold: 1,504, down 120 from the previous 30 days
- Average sold price: about $650,000, down roughly $5,600 from the previous 30 days
- Average days on market: 46, up 2 days from the previous 30 days
In short, activity eased a little this month. Fewer homes sold, the average price dipped slightly, and homes took a couple of days longer to sell. Overall, the changes from last month are modest.
What this means for sellers
With homes taking a bit longer to sell, pricing and presentation matter more than ever. Buyers who are out looking this time of year tend to be serious, so a well-priced, move-in-ready home can still stand out. If you're curious where your home sits in today's market, start with a free home value estimate and we can talk through a plan that fits your timing.
What this means for buyers
A slightly slower pace can give buyers a little more breathing room to compare homes, book inspections and make a thoughtful offer. Getting pre-approved with your lender before you start touring will help you move confidently when the right home comes along.
Looking beyond Calgary?
I help buyers and sellers across Alberta, not just in Calgary. Whether you're moving to a nearby town or relocating within the province, I'm happy to help you understand the local market.
