Calgary Real Estate Market Update: October 2026
If you're thinking about buying or selling in Calgary this fall, here's a quick look at what the market has been doing over the past month, based on MLS® data for the City of Calgary from September 9 to October 9, 2026.
The numbers at a glance
- Homes sold: 1,661, down 26 from the previous 30 days
- Average sold price: about $650,000, up roughly $6,000
- Average days on market: 45 days, up 1 day
What this means for sellers
Prices are holding steady and edging up, but homes are taking a little longer to sell than they did a month ago. That makes pricing and presentation more important than ever. Homes that are priced right from day one and show well online tend to sell faster and closer to asking. If you're curious what your home could sell for today, you can get a free home value estimate here.
What this means for buyers
With homes sitting on the market a bit longer, buyers may have a little more time to make decisions and, in some cases, more room to negotiate. Getting pre-approved before you start viewing homes will help you move quickly when the right one comes up.
