Living in Bankview: A Calgary Neighbourhood Guide

by Hani Shihab

Thinking about Bankview? This inner-city community in Calgary's southwest sits just southwest of the Beltline, which makes it one of the easiest places in the city to live close to everything without paying downtown prices. Here's what to know before you buy or sell in Bankview.

Where is Bankview?

Bankview is bounded by 17 Avenue SW to the north, 26 Avenue SW to the south, 14 Street SW to the east and 19 Street SW to the west. That puts the shops, restaurants and patios of 17th Avenue SW right on its doorstep, with Marda Loop, Mount Royal University and downtown Calgary a short drive or transit ride away.

A little history

The land that became Bankview was ranched by William Nimmons, who bought it from the Hudson's Bay Company in 1882 and ran the 3-D-Bar Ranch here. In 1908 the City of Calgary bought the remaining land and laid out the grid of streets the neighbourhood still follows today.

Homes in Bankview

Bankview is mostly condos and apartment-style buildings, with some older character homes and infills mixed in. That makes it one of the more affordable ways to own in the inner city, and a popular choice for:

  • First-time buyers who want to stop renting and still live close to work and nightlife
  • Investors, since a large share of homes in the area are rented, so there is steady demand from tenants
  • Downsizers who want a walkable lifestyle and less maintenance

When you're comparing condos here, look closely at what the condo fee covers (many older buildings include heat and water), parking (assigned, titled or none), in-suite laundry, and the building's reserve fund and recent condo documents.

Lifestyle and amenities

Daily errands, coffee shops, grocery stores and some of Calgary's best restaurants are within walking distance along 17th Avenue SW. The Bankview Community Association runs a tennis court and helps maintain several playgrounds and small parks in the neighbourhood.

Buying or selling in Bankview?

Bankview condos move on price, condition and condo fees, so the details matter. If you're selling, a pricing plan based on recent sales in your building and nearby buildings makes a big difference. If you're buying, I can help you compare buildings and review condo documents before you write an offer.
